With its location on the south bank of the Merrimack River and at the mouth of the Atlantic Ocean, Newburyport has a long and rich history. The Pawtucket Indians originally inhabited the area, and European immigrants later settled in the 1630s and founded the city of Newbury. The small port of Newbury became a fishing and trading settlement, with the rest of Newbury turning to agricultural pursuits.

In 1764, the port was so prosperous and densely populated that it broke off from Newbury to become Newburyport. Maritime trade fueled Newburyport's economy, sparking extraordinary building activity in the decades following the Revolution, as evidenced by the stately and elegant Federal-style homes along High Street.

A catastrophic fire leveled the downtown in 1811. By 1816 it faced grave economic circumstances, partly due to restrictive federal trade guidelines and embargoes implemented as a response to the War of 1812. Newburyport became a city in 1851, and its economy rebounded around the same period.

The downtown area endured another economic downturn in the first half of the 20th Century; however, in the 1970s the city launched an extraordinary urban renewal project that transformed Newburyport's decaying downtown and waterfront buildings into the picturesque brick and cobblestone retail center that it is today.
